On the day you move in you should bring someone with you to act as a WITNESS to the signatures. You will be signing a LEGAL DOCUMENT so this will take time as you will have to READ THROUGH it CAREFULLY to make sure
you understand what you are signing. The Tenancy Agreement is a SCOTTISH SHORT ASSURED TENANCY which simply means that it is 6 month tenancy that at the end of the 6 months just rolls on until terminated by either party giving 2 months notice.
You will retain a signed copy and we too will have a copy.
At this time we will require a signed Guarantor form.
Another form that has become law early in 2013 is the TENANTS INFORMATION PACK (TIP) this supplements
the Tenancy Agreement and amplifies it. You must read this and sign that you have read it. Again you will receive a signed copy and so will we.
KEY AGREEMENT You will be asked if you are happy that we keep a KEY to your property
- this advisable in case you lose your key. At this point we will assure you that we will WILL NOT ENTER YOUR PROPERTY without previous agreement from you. The only exception to this is if we consider there to be an emergency situation.
EMERGENCY
CONTACT FORM on this form we ask you to write down the name, address and contact number of anyone we can contact in an emergency.
FIRE SAFETY DOCUMENT to be read and signed.
INVENTORY We then
go over the property with you checking everything and recording the condition - this will include decoration, state of the garden etc.. At the end of this document we record the GAS/ELECTRIC READINGS and sign the document. One copy is yours and one is for
our files. Photos of the property may also be signed as a witness to the condition. In this document you will be shown the location of the meters, fire equipment (including testing smoke/Carbon Minoxide alarms) and any important information you will need to
know.
GAS/ELECT SUPPLIER You will be expected to contact the utility supplier to inform them that you have taken over the property from either the previous tenant (if you are taking straight over from them) or the Landlord. We
will also inform them as a confirmation, but usually we try to do that during entry.
COUNCIL TAX As a matter of course we will inform the Council that you have taken over but you also should contact them saying you have taken
over the property.
KEYS You will receive a set(s) of keys.

- Sometimes things don't work or
'fall off' in your property as maybe the previous tenant hasn't reported a fault, things may come to light once the property is occupied. Please make a note of anything that is faulty and let us know and we will send out the appropriate workman to check things
over with you.

or abscond WE WILL EMPLOY A TEAM OF DEBT COLLECTORS (Daniels Silverman Ltd) WHO WILL ENSURE THAT YOU PAY ALL YOU OWE.
